超級大改造!!! 超讚版!! Extreme makeover Home Edition!

溫哥華的買舊屋改造翻賣的情況很常見,有時是屋主須要,有時是投資為目的。這間位在溫東Prince Albert 街上的獨立屋是一個值得我們學習的好例子。先大約介紹一下此間房屋的背景。這是有一百年以上的老屋,可能結構尚可(不要小看老屋的建材,不是新房就是好的。)。地大約33×120,室內面積大約2100呎。上次易手是2011年,以66萬買進。(舊圖在後面,請往下查詢。) 我想2011年的房價也算是高點,這樣子有沒有辦法賣出好價? 沒想到,屋主用心裝潢,全面改造,讓房屋煥然一新,賣價也是讓屋主的心血有不同凡響的回報。

把新舊相比,兩者之間的差異天壤地別。首先,屋主把外皮全部從新上漆,並且把室內石膏板牆拆掉,窗戶換掉,地板重新安裝。除此以外,室內隔間並沒有多大的變化。為了給與現代簡單風的感覺,屋主還把電燈以及其他線路重新安裝,電盤也換了。甚至屋主還把頂樓的天花板架高到12呎,刻意露出梁柱,混搭了現代風和西海岸建築的設計,堪稱一絕。廚房的水管線也做了調整,以便有個小露台可以增加廚房的功能和活動空間。外面的樓梯也從新施工過,整體感覺根本不像是有100年以上年紀的老屋。

您知道他賣出多少嗎? 1.375M賣出。我估計他整體裝潢花嘞大約200K,所以估計淨賺快400k。至於有沒有這價值,那舊見仁見智嘞。

 

Flipping business is nothing new, but few master the technique of success. Well, do not underestimate the structure of the old buildings. They can be really sound and sturdy. Anyway, let’s take a look at what the owner did to profit 400k in 2 years. Compare the photos of now and then, you can clearly tell the exterior wall is repainted, the floor is newly installed, the walls were replaced and even the ceiling of the top floor was lifted to 12 feet high. Not only that, the owner rewired the lighting and installed a juicer power panel to create a sleek and contemporary look. They also re-piped the house and made the function of the kitchen more versatile, it’s a perfect place to entertain guests and even have a nice chit-chat with family members. Of course the windows were replaced. A lot of work was done to the house but the rewarding payoff is exhilarating! I personally estimated the net estimated profit of this project is around 400k. Not too shabby, oh, who am I kidding? It’s OUTSTANDING!
